The La Verkin City Planning Commission shall hold two public hearings on Wednesday, August 12, 2015, at 6:00 p.m., in the La Verkin City Council Chambers, 111 South Main Street, La Verkin, Utah, during its regularly-scheduled meeting, to receive public input regarding the following:
1. A proposed Development Agreement with Zion West Hospitality, LLC, pursuant to the terms and provisions of Section 10-12-5 of The LaVerkin City Code (“height modification standards”), to allow for the construction of a hotel building in excess of thirty-five feet (35’) and not more than sixty-five feet (65’) in height, subject to the terms, provisions, restrictions, and conditions provided in said Agreement, on property located at approximately 150 East 500 North, and known as Lot 1 of The Hotel Site Subdivision (known on the County land records as Parcel Number / Tax I.D. Number LV-HOT-1, and formerly a part of LV-159-C-1-A), and legally described as:
BEGINNING AT A POINT ON THE NORTH LINE OF SR-9, SAID POINT BEING SOUTH 00°17’22” WEST 1,342.21 FEET ALONG THE SECTION LINE AND WEST 3,449.71 FEET FROM THE NORTHEAST CORNER OF SECTION 24, TOWNSHIP 41 SOUTH, RANGE 13 WEST, SALT LAKE BASE & MERIDIAN, AND RUNNING:
THENCE SOUTH 89°48’59” WEST 261.91 FEET ALONG SAID NORTH LINE OF SR-9;
THENCE NORTH 00°12’40” WEST 529.27 FEET;
THENCE NORTH 89°43’19” EAST 261.91 FEET;
THENCE SOUTH 00°12’40” EAST 529.70 FEET TO THE POINT OF BEGINNING.
CONTAINING 183,678 SQUARE FEET OR 3.18 ACRES.
2. A proposed Ordinance amending Title 10 of The LaVerkin City Code, relative to the minimum number of parking spaces required for certain commercial uses (i.e., transient lodging) within the City of LaVerkin.
Copies of the proposed Development Agreement (and a copy of The Hotel Site final plat, depicting the affected property) and the proposed Zoning Ordinance (Parking) are available for review in the office of the City Recorder at 435 North Main Street, LaVerkin, Utah.
